The Town of Florence Community Development Department is hosting an Open House to present two proposed 2012 Major Amendment applications to the Town’s 2020 General Plan. The Open House is part of the public participation process adopted for these applications and is above and beyond the subsequent public hearings that will be conducted on these cases. 

The Open House will be held on Thursday, September 6, 2012 in the Town Hall Council Chambers, located at 775 N. Main Street. The Open House will be held at 6:00 p.m. 

The Town’s 2020 General Plan is a critical planning and policy tool used to encourage smart growth and sustainable development practices. In this year’s Major General Plan Amendment (MGPA) cycle, the Town is processing two Town initiated requests.  The first application (PZC-20-12-MGPA) requests to update the 2020 General Plan in order to be in compliance with Senate Bill 1598, more specifically to have the Town’s General Plan include map and text updates that reflect sources of currently identified aggregate resources. This request also intends to modify the language for the Land Use Overlay Areas section of the Land Use Element within the 2020 General Plan by creating and defining a new Aggregate Resources (AR) Overlay.  

The second Town initiated MGPA application (PZC-21-12-MGPA) involves amending the Master Planned Community (MPC) land use designation and applying the MPC land use designation to the site known as the North End Framework Vision Plan study area, which is now also known as the Territory Square project area.  Specific modifications are being proposed to the MPC text to allow for further flexibility in regards to its use and implementation, such as allowing for more than one master developer in a MPC and allowing a MPC to be matched with an alternative, hybrid zoning such as that being proposed by the new Territory Square Zoning District.    

The public is encouraged to attend the Open House to learn more about these applications and to provide feedback on each MGPA application.
